Fusion Market Activity is very active, and prices are increasing.

As you know, the Fusion Real Estate Market is constantly changing as new listings come on the market, those listings go into escrow & then those pending escrows close. Here’s the latest Sales Scoop as of today:

Happy New Year, Fusion Neighbors!

My prediction that my recent J Unit listing, 5510 #11 would not last long on the market has been fulfilled. The sellers were right on the money with their aggressive listing price, and generated multiple offers. Escrow will close early February to reveal the contract price, which is well over initial asking price! Stay tuned for closing details.

I also have 1 Lease Listing available at $2,900/month. It’s a very nice upgraded E plan and a great location in the complex. If you know someone looking to rent at Fusion, have them call me asap. Activity on it has certainly increased now that the holidays are behind us, as I had expected.

The luck of the Irish is with us!

As with other areas in the LA/South Bay, inventory is low and prices are rising. There were 2 closed sales since my last post; both over the listed asking price. The trend is going up.

 

Here’s the update:

  • 1 Active Listing (Property Currently For Sale) We need inventory! I have a list of buyers waiting for new listings. Call me if you want your condo listed for sale.
  • 4 Pending/Backup (Properties IN ESCROW with Accepted Contracts Between Buyer/Seller)
  • 2 Closed Sales (since my last post on 2/14/13)

It’s been a busy summer selling season in and out of Fusion, with limited inventory (homes for sale) and many buyers looking to take advantage of low mortgage rates.

Specific to Fusion, here’s the latest:

Fusion Market Update as of the First of the Year

Since my last post, we see there’s a new active listing (F plan) and a new closed sale (5401 #4, E plan, no upgrades closed at $380k). See the latest Fusion Market Update March 30, 2012 here.

So total since the first of the year, there are now:

  • 3 active listings
  • 6 pending/back ups (meaning, “in escrow” with a buyer)
  • 3 closed sales

I’ve got my eye on the 6 pending/back ups. Once those close escrow and new inventory comes available, we’ll have a better idea where the pricing is.
