I just brought this fantastic J Unit to the market, 5510 #11! With numerous upgrades and listed attractively at $589,000 it will not last on the market.

I also have 1 Lease Listing available at $2,900/month. It’s a very nice upgraded E plan and a great location in the complex. If you know someone looking to rent at Fusion, have them call me asap.

Here we are already settling into the fall season! The Fusion real estate market continues to be slow, not a lot of sales happening.

Here’s the update since August 1:

  • 1 Active Listing (Property Currently For Sale)–This is an A plan listed at $485,000…down from $490,000.
  • 1 Pending/Backup (Properties IN ESCROW with Accepted Contracts Between Buyer/Seller)
  • 0 Closed Sales 
  • 1 HOLD Status–properties on hold are temporarily not showing at present for any number of reasons. Contact me for details.

It’s the same old story: low inventory in and out of the Fusion complex! There’s one new listing and one closed sale since last month. No new contracts were written, so there are no pending escrows.

Here’s the update:

  • 2 Active Listings (Property Currently For Sale)
  • 0 Pending/Backup (Properties IN ESCROW with Accepted Contracts Between Buyer/Seller)
  • 1 Closed Sale (Closed Escrow and Pricing Revealed on MLS)– The latest closing was on 7/18/13, a J plan for $599,000. This is up over the last J sale which was at $550,000. The trend is upward!

Slow going and tight inventory, but prices are increasing. It’s always good to note the Days on Market (DOM) and the Continuous Days on Market (CDOM) for listings.

Here’s the update:

  • 1 Pending/Backup (Properties IN ESCROW with Accepted Contracts Between Buyer/Seller)
  • 0 Closed Sales (as of 06/01/13)– The latest sale was on 5/30, a D plan for $490,000 as noted in my last post.

The luck of the Irish is with us!

As with other areas in the LA/South Bay, inventory is low and prices are rising. There were 2 closed sales since my last post; both over the listed asking price. The trend is going up.

Happy Valentine’s Day!

There’s been quite the activity in the Fusion Real Estate Market since my last post! Still no inventory, as soon as things hit the MLS (Multiple Listing Service) there are offers coming in, resulting in pending sales. The speed of the market is good, both inside and outside of Fusion, as you will see with 5 properties in escrow!

Here’s the update:

  • 0 Active Listings (Property Currently For Sale) We need inventory! I have a list of buyers waiting for new listings. Call me if you want your condo listed for sale.
  • 5 Pending/Backup (Properties IN ESCROW with Accepted Contracts Between Buyer/Seller)
  • 1 Closed Sale (Since the First of the Year) Note: This was an E Plan, which sold for $450,000. If you have a larger or smaller floor plan, you can expect your pricing to adjust up or down according to size, location, condition and upgrades.
