The luck of the Irish is with us!

As with other areas in the LA/South Bay, inventory is low and prices are rising. There were 2 closed sales since my last post; both over the listed asking price. The trend is going up.

 

Here’s the update:

  • 1 Active Listing (Property Currently For Sale) We need inventory! I have a list of buyers waiting for new listings. Call me if you want your condo listed for sale.
  • 4 Pending/Backup (Properties IN ESCROW with Accepted Contracts Between Buyer/Seller)
  • 2 Closed Sales (since my last post on 2/14/13)

Happy Valentine’s Day!

There’s been quite the activity in the Fusion Real Estate Market since my last post! Still no inventory, as soon as things hit the MLS (Multiple Listing Service) there are offers coming in, resulting in pending sales. The speed of the market is good, both inside and outside of Fusion, as you will see with 5 properties in escrow!

Here’s the update:

  • 0 Active Listings (Property Currently For Sale) We need inventory! I have a list of buyers waiting for new listings. Call me if you want your condo listed for sale.
  • 5 Pending/Backup (Properties IN ESCROW with Accepted Contracts Between Buyer/Seller)
  • 1 Closed Sale (Since the First of the Year) Note: This was an E Plan, which sold for $450,000. If you have a larger or smaller floor plan, you can expect your pricing to adjust up or down according to size, location, condition and upgrades.

The Fusion market is extremely tight on inventory! There is nothing for buyers to buy. I get at least 5 inquiries each week asking if I have anything new coming on the market! If you want to make a move, call me to see if selling or possibly renting your Fusion condo is the best option for you.

Not much news to report surrounding the Fusion Real Estate!

Fusion Real Estate Market Update as of November 15, 2012

Fusion inventory (active homes for sale) continues to be tight and in high demand. There are multiple offers on new listings that are priced competitively (in line with actual closed sales). As of today, 11/15/12, here’s the latest scoop since October 1, 2012.

On another note, I’m excited to see that we’re getting a Coffee Bean on Rosecrans, where the old Franklin Covey store used to be. Yay! We are so fortunate to have great restaurants and shops within walking distance to us; many of them have been added since our complex was built.

Fusion Real Estate Market Update as of October 10, 2012

Sales activity has picked up in the last couple of months. Two of the 3 closed sales last month were my listings, both were short sales and the process went as smooth as could be expected.

The market is always changing with new listings, new pendings and new closed sales. As of today, here’s the current update:

Fusion condos are in high demand, especially for first-time buyers and investors! I have a waiting list of buyers looking to buy in the complex, so if you or one of your Fusion neighbors is planning to sell, let me know. If you’re upside down on your mortgage and considering a short sale, call me for a consult to see if it’s the right thing for you.

Fusion Market Update as of Sept. 13, 2012

Limited inventory at Fusion! I get plenty of buyer calls for Fusion, but nothing for them to buy! Here’s the current market as of today:

Closed Sales July/August 2012 (5)

I am closing on 2 Fusion Short Sale condos next week. The process went smoothly.

The market changes daily, weekly, monthly as the inventory and closed sales constantly changes. If you’d like updates prior to next month, call me anytime.

Fusion Market Update as of August 7, 2012

Fusion sales have picked up in the last 30 days! Many first time buyers and investors are taking advantage of today’s low interest rates and low prices. This is also true outside of Fusion in the South Bay. We are seeing multiple offers (on properties that are initially priced right, meaning priced in line with recent similar sales), and not a lot of new listings to meet the demand.

There are currently NO ACTIVE LISTINGS at Fusion, which means nothing for buyers to buy. Nada. Nil. Zip.

What?!

Yep.

And I get an average of 3-5 calls and email inquiries per week from agents or buyers who want to know if I have any new listings coming up, especially under $400,000 (that would be the A & B units, entry level). So if you need to sell your Fusion condo, call me for a consultation and to determine what your next steps would be to get listed.

As long as the property shows well and the pricing is right (in line with the most recent closed sales for your same floor plan), you should be able to get offers fairly soon after going on the MLS (Multiple Listing Service, this is where brokerages post listings for sale).

PENDING/BACK UP–these are the current condos “in escrow”, meaning there is an accepted offer between the seller and buyer.

CLOSED SALES–I’ve included sales since the first of the year, though an appraiser during escrow or refinance would only be looking at the most recent closed sales most similar to your floor plan.

For those who like your stats, here is the latest Comparative Market Analysis for Fusion as a whole since the first of the year.

If you’re looking to refinance your condo, your lender will ask you for the latest sales activity. You can use the CMA and select the condos most similar to yours. If you have questions or need help sorting it out, just contact me and I’ll be happy to help.

If you are having trouble paying your mortgage, call me today. My short sale expert and I currently have Fusion condos in escrow, awaiting seller’s lender bank approval of the sale which we expect soon. There IS help, and we would be happy to assist you with next steps.
