Fusion Market Update as of August 7, 2012

Fusion sales have picked up in the last 30 days! Many first time buyers and investors are taking advantage of today’s low interest rates and low prices. This is also true outside of Fusion in the South Bay. We are seeing multiple offers (on properties that are initially priced right, meaning priced in line with recent similar sales), and not a lot of new listings to meet the demand.

There are currently NO ACTIVE LISTINGS at Fusion, which means nothing for buyers to buy. Nada. Nil. Zip.

What?!

Yep.

And I get an average of 3-5 calls and email inquiries per week from agents or buyers who want to know if I have any new listings coming up, especially under $400,000 (that would be the A & B units, entry level). So if you need to sell your Fusion condo, call me for a consultation and to determine what your next steps would be to get listed.

As long as the property shows well and the pricing is right (in line with the most recent closed sales for your same floor plan), you should be able to get offers fairly soon after going on the MLS (Multiple Listing Service, this is where brokerages post listings for sale).

PENDING/BACK UP–these are the current condos “in escrow”, meaning there is an accepted offer between the seller and buyer.

CLOSED SALES–I’ve included sales since the first of the year, though an appraiser during escrow or refinance would only be looking at the most recent closed sales most similar to your floor plan.

If you’re looking to refinance your condo, your lender will ask you for the latest sales activity. You can use the CMA and select the condos most similar to yours. If you have questions or need help sorting it out, just contact me and I’ll be happy to help.
